Payment of dues and assessments
In accordance with Ironbridge CC&Rs (Conditions, Covenants and Restrictions), the officers and board of directors developed the following rules for the payment of dues and assessments as established by the IBPOA. All property owners within Ironbridge are members of the association and are to be in compliance with all CC&Rs.
1. All annual dues, including trash service and gated area maintenance charges, shall be approved at the annual meeting.
2. Statements will be mailed to the owner on the Ironbridge Treasurer’s records prior to the end of the calendar year for the following year’s dues. Assessments are due each January 1, and should be received by the association no later than January 31 in the year they are due.
3. Dues received after January 31 will accrue interest in accordance with the CC&Rs at a rate of eighteen (18%) percent per annum starting January 1. In addition, other charges will be added to the dues in accordance with the CC&Rs.
4. If dues remain unpaid, the association will have cause for payment of the dues and additional charges by enforcement by suit and or enforcement by lien in accordance with the CC&Rs. Trash service may be suspended until all dues are paid in full.
5. It is solely the property owner’s responsibility to pay the annual dues and assessments by January 31. Failure to receive annual statements shall not relieve the owner of the obligation to pay the assessment. If a statement is not received in a timely manner to make payment as necessary, the owner should contact the treasurer to ensure dues are paid prior to the deadline.
